Hey everyone, I'm rich Dallas Berkshire Hathaway, the Dallas-Fincham Team and on today's episode, I'm gonna give you the top five reasons to sell your house right now. Number one, low inventory. Now I gotta back that up a little bit because we did this a probably a month or two ago. We kind of explained the numbers and how low inventory is kind of a, I'm not gonna say a misleading word or phrase or whatever, because more transactions are happening in 2022 than it happened in 2021 or in 2020. So it's really not a low inventory problem. It is a days on market issue. So let's just say that strong days on market, meaning houses are selling relatively quickly and they are selling for a very, very good number. If you look back at our episode from when we turned the year, we talked a little bit about our numbers.

Our average list prices sell price ratio. I believe off the top of my head was 99.7 last year. So fantastic as a team. So number one, low inventory slash strong days on market. We're gonna categorize those as one. There is a very strong job market right now. The market is doing very well. The economy's kicking back into high gear and there are a lot of people making moves as far as their companies are concerned and the job market is very, very strong. There's a strong demand. The demand is going to be there for the foreseeable future, which is fantastic because the millennial generation, 88 million of them are all now buying homes and that is just fantastic news for anyone looking to sell their home because there are so many of them looking to buy. The rise in prices. So prices have continued to climb since the pandemic.

And again, it's not just because of the pandemic. Don't blame that don't be everybody else and say, oh, it's C's fault. It is a combination of the ability to work from anywhere as well as the demand that the millennial generation, those 88 million people I just mentioned are creating on the housing market because there are so many of them coming into the market right now. Another reason why, uh, it ranks are going up. That's another good reason of why to sell now, uh, because there's a lot of investors out there. And that brings me to bonus tip number six.
